Summer Internship Program

Since 1999, USAA Real Estate has had an established summer internship program. We partner with various universities across the country to attract and select the best and brightest students who have a genuine interest in our industry. We strive to create a one-of-a-kind internship experience, one which provides students with realistic, hands-on experience, exposure to multiple business lines, and ability to interface with all levels of leadership.

Our summer internship program has a Summer Associate and a Summer Analyst platform. The Summer Associate platform is geared towards graduate students seeking a major in Real Estate Finance, Economics, or Development and who have at least three years of relevant work experience. The Summer Analyst platform focuses on undergraduate students who are majoring in Finance, Economics, Real Estate, or a related Business field. These students are likely to have minimal to no work experience but portray a strong desire for the real estate investment industry.

Interns will have the opportunity to work in our Accounting group and be exposed to the commercial real estate investment accounting processes and asset types. Interns will gain an understanding of the accounting cycle by rotating through various teams, such as Accounts Receivable and Payable, Investment Accounting and Corporate Reporting and shadowing various team members within those groups. Interns will perform certain functions of the Investment Accountant role for a portfolio of properties with the assistance of an investment accountant and mentorship/supervision by accounting management. Interns can expect an environment that nurtures and challenges, while providing hands-on career-building experience. The Accounting Internship platform is geared towards undergraduate students who are pursuing their CPA or are pursuing a five year track program. These students are likely to have minimal to no work experience but possess a strong interest in real estate accounting.

Rotational Analyst Program, USAA Real Estate Company Careers

Rotational Analyst Program

The Rotational Analyst Program is an intensive two-year program which encompasses rotating through four departments, spending approximately six months in each area. Analysts will gain an in-depth understanding of financial concepts, financial analysis, underwriting, valuations, property and portfolio reporting, due diligence, and much more.

The Rotational Analyst Program is designed to offer analysts a hands-on learning experience, the ability to gain exposure to multiple disciplines within the firm and the opportunity to make a meaningful impact. Throughout the program, Analysts will have the opportunity to interface with senior leaders, be mentored by industry experts, and work closely with seasoned professionals.

The Rotational Analyst Program is an intensive two-year program which will rotate through four departments, spending approximately six months in each area. Departments participating in the rotational program include, but are not limited to, Acquisitions, Capital Markets, Development, Asset Management, Portfolio Management, and Global Investors Group. Department rotation assignments will be determined based on business and project needs. Analysts will gain an in-depth understanding of financial concepts, financial analysis, underwriting, valuations, property and portfolio reporting, due diligence, and much more.

Upon completion of the two-year program, analysts who have demonstrated exceptional performance and are aligned with the company culture and core values, may have the opportunity for continued employment, should a position be available.

Minimum Qualifications:

  • Students interested in applying for our Rotational Analyst Program must be current students who are pursuing a Bachelor’s degree, in Finance, Real Estate, or Economics and be graduating by May.
  • Students must be able to start their program in July.
  • Ideal candidates will have a demonstrable interest in the commercial real estate industry and in USAA Real Estate.
  • Understanding of basic finance concepts and how to calculate metrics such as internal rate of return, and net present value / discounted cash flow.
  • Computer proficiency and demonstrated experience with financial modeling in Excel.
  • Candidates must be eligible to work in the U.S. without USAA Real Estate sponsorship.

Summer Internship Program

Summer internships are only available in our Corporate Headquarters located in San Antonio, TX.

The Recruiting team will periodically reach out to you to provide you with additional details up until your first day. Your internship is contingent on the successful completion of a background screen and drug test. You will also be asked to complete a Conflict of Interest Survey and voluntary disclosure forms. If you have any questions please reach out to your recruiter.

Monday – Thursday is Business Casual attire. Friday is Casual attire. However, some areas may follow a different dress code schedule, please confirm with your manager or mentor. There may occasionally be a requirement for you to dress Business Professional. Your manager or mentor should provide you with advanced notice of the dress attire change. We recommend that you keep a business jacket (for men, also a tie) at your desk or in your vehicle for unexpected meetings that require professional attire.

Monday – Thursday 7:45am – 5:15pm and Friday 7:45am – 11:45am. Overtime as approved.

The Recruiting team will introduce all of the interns to each other via an email communication. This will provide the interns with an opportunity to capture each other’s personal contact information and discuss living arrangements, if desired.

When it comes to housing for the summer, discovering the right spot can be a big decision. That’s why we try to make it as easy as possible. Qualified students will be provided a stipend to assist with the temporary housing expense. We have a compiled listing of temporary housing options that the Recruiter will share with the interns.

Generally no, however, it is based on when the student is expected to graduate and what opportunities are available at that time.

Rotational Analyst Program

The departments are selected based on the following: 1) Your interest, 2) Business
needs/initiatives, and 3) Your skillset/experience. The program manager will work closely with you in determining your rotation selections.

We recognize that your desired department selections may change once you begin employment with us. You will need to discuss your department interest with the program manager.

The departments in which the rotational analysts can rotate through are only located in the San Antonio corporate office.

Our two-year program provides rotational analysts exposure to and working knowledge of four different real estate disciplines. Having this type of exposure helps rotational analysts identify which real estate discipline they would like to pursue thereafter. We will assist the rotational analysts with job placement, whether internally or externally.

Yes, rotational analysts may apply for a full time position after the completion of their first six-month rotation.

Yes, we will work with each candidate to determine what type of assistance is needed.
